Planning in Barnet
Do You Need Planning Permission for New Windows in Barnet?
Most houses don’t, if the new windows look like the old ones. Hampstead Garden Suburb is the big exception: it has its own Article 4 directions, so check before you order anything there.
Barnet Council sets out the rules for the Suburb on its Hampstead Garden Suburb Article 4 page, and publishes the boundaries of all its conservation areas as open data.
Outside an Article 4 area, a house keeps its permitted development rights for windows; flats don’t have them. The government’s Article 4 direction dataset maps directions by council, though it warns the data isn’t complete.
| Your home | What you usually need | Where to check |
|---|---|---|
| House, not listed, no Article 4 | No planning permission if the new windows look similar | Planning Portal guide for houses |
| Flat or maisonette | Planning permission | Your local council |
| House under an Article 4 direction | Planning permission | Article 4 map, then your council |
| Listed building | Listed building consent | National Heritage List for England |
If the house is listed, any change to the windows needs listed building consent. Check the address on Historic England’s National Heritage List for England. Applying is free, the council has 8 weeks to decide, and replacing windows without consent is a criminal offence. We supply profile drawings and material specifications for the application, and our page on replacing windows in listed buildings covers the rest.
Get the approval first, then order to the approved drawings. Ordering first and applying later is how people end up with windows the council won’t accept. Building regulations still apply to a full replacement; our standard double glazed windows have a whole-window U-value of 1.4 W/m²K, which meets Part L for replacement windows in England.
Delivery
Delivery to Barnet: Lead Time, Cost and Fitting
Each order is made in about 20 working days from order confirmation and deposit, then delivered to your Barnet address. Delivery is charged separately and shown on your quote.
We deliver across the borough: Chipping Barnet, High Barnet, Totteridge, Finchley, Hendon, Mill Hill, Edgware, Hampstead Garden Suburb and the streets in between. Larger orders may qualify for free delivery.
We don’t install. The windows arrive factory-finished and double glazed, and your own joiner or builder fits them. Your fitter will want the sizes right first time, so read how to measure wooden windows for replacement before you send them over.
Payment is simple: a 50% deposit books production and the other 50% is due on delivery, by bank transfer. Next door? See our pages for timber windows in Enfield and timber windows in Harrow.
Repair or replace
Sash Window Repair or Replacement in Barnet?
We make new sash windows; we don’t repair or restore old ones. If your frames are sound and it’s only cords, beads or draughts, a local joiner can usually overhaul the sashes for less.
Replacement makes sense when sills and frames are rotten, or you want double glazing that the old sashes can’t take. Our guide to repairing and maintaining timber windows helps you judge, and our page on secondary glazing covers the halfway option.
If you replace, the new windows should last: we’ve had windows come back after 10 years for a reglaze, and the frame was still true when checked with a straight edge. Our timber sash windows on weights are balanced individually: each sash is weighed after glazing and the weights matched to it.
Timber and prices
Which Timber Suits a Barnet Home, and What Does It Cost?
Engineered pine starts at £449+VAT per window and lasts 25–35 years when maintained. Meranti costs about 20–30% more and lasts 35–45 years. Solid European oak costs £799–1,299+VAT and lasts around 50 years.
| Timber | Construction | Service life (maintained) | Price | Best for |
|---|---|---|---|---|
| Scandinavian pine | 3-layer engineered | 25–35 years | From £449+VAT | Painted windows on sheltered walls |
| Dark Red meranti | 3-layer engineered hardwood | 35–45 years | About 20–30% more than pine | Exposed walls |
| European oak | Solid | Around 50 years | £799–1,299+VAT | Grain on show, clear or stained |
Engineered pine is the sensible choice for painted windows. Meranti, our hardwood option, is worth the extra on exposed elevations.
If you want the grain on show, solid oak windows cost £799–1,299+VAT. Flush casement windows start at £449+VAT for a single. Meranti and oak are compared on our hardwood windows page, and every upgrade price is under timber window prices.

Timber Windows in Barnet: FAQ
Do you repair sash windows in Barnet?
–
+
No. We make new timber windows; we don’t repair or restore existing ones. If your frames are sound, a local joiner can often overhaul the sashes for less. If sills and frames are rotten, replacement usually makes more sense, and our sash windows start at £449+VAT, double glazed as standard.
Do I need planning permission for new windows in Hampstead Garden Suburb?
–
+
Very likely. The Suburb has its own Article 4 directions, set out on Barnet Council’s Hampstead Garden Suburb page, so window changes there need checking before you order. Elsewhere in Barnet, a like-for-like replacement on a house usually needs no application, but flats and listed buildings need consent.
Do you install timber windows in Barnet?
–
+
No. We are supply only: we make the windows to your sizes, factory-finish and double glaze them, and deliver them to your Barnet address. Your own joiner or builder fits them. If you haven’t got a fitter yet, line one up before you order so they can check the openings and the sizes.
How much does delivery to Barnet cost?
–
+
Delivery is charged separately and shown on your quote, so you see the full cost before you pay the deposit. Larger orders may qualify for free delivery. Windows are made in about 20 working days from order confirmation and deposit, and the balance is paid on delivery by bank transfer.

No. We don’t have showrooms: we sell direct by phone, email and our quote form. Send your sizes and photos and we’ll send a detailed quote within 48 hours, with the delivery charge shown. Finished jobs from around London are in our project gallery.
