Timber Windows in Harrow

+

Harrow is Metroland in its purest form. The Metropolitan Railway arrived in the late 19th century and the developers followed, building thousands of semi-detached houses across Pinner, Rayners Lane, North Harrow, and Stanmore through the 1920s and 1930s. These homes defined suburban London — and their windows are now 90 years old and ready for replacement.

But Harrow isn’t only Metroland. Harrow on the Hill — dominated by Harrow School and its cluster of listed buildings — has genuine period architecture dating back centuries. Pinner High Street has a medieval core. And Stanmore has some of the borough’s grandest detached properties.

We build timber windows to your spec for Harrow properties — pine, meranti, or oak. Factory-finished, delivered to your address. Read our guide to sash and casement styles if you’re unsure which type suits your home. You choose a joiner for the install — we handle manufacturing.

Pinner and the Metroland Belt

+

Pinner is the jewel of Harrow’s Metroland. The High Street has medieval and Tudor buildings (Pinner House, the Queen’s Head pub) but the surrounding streets are classic 1930s — bay-fronted semis with tile-hung gables, original Crittall metal casement windows, and front gardens that the estate agents describe as “characterful.”

The Crittall windows on these properties have served their time. Single-glazed, uninsulated steel frames with condensation channels that stopped working decades ago. Replacing them with flush casement timber windows is the single biggest thermal upgrade you can make to a Pinner semi — more effective than loft insulation, more noticeable than draught-proofing, and visible from the street in a way that adds genuine kerb appeal.

Pinner’s conservation area covers the historic High Street and some surrounding streets. Within it, Harrow Council expects timber. Outside it, the choice is yours — but on a terrace of 1930s semis where every other house still has the original metal windows, timber casements that echo the original proportions look right in a way that chunky uPVC never will.

Harrow on the Hill — School, Listed Buildings, and History

+

The Hill is different from everything around it. Harrow School’s buildings — many Grade I and Grade II listed — set the architectural tone for the area. The surrounding streets have a mix of Georgian, Victorian, and Edwardian properties, many with their own listings or sitting within the conservation area.

Window requirements on the Hill are strict and specific. Listed Building Consent is needed for any external change to a listed property — and that means the window specification has to be approved before you order. Conservation officers here check everything: material, profile, glazing pattern, bar width, colour, and sometimes even the type of glass.

For Harrow School-adjacent properties, the visual context of the School buildings matters. Your replacement windows need to be sympathetic to a streetscape dominated by some of England’s most recognisable school architecture. This isn’t the place for experimental design choices.

Stanmore, Canons Park, and the Northern Edge

+

Stanmore sits at the northern end of the Jubilee Line and the character shifts from Metroland semis to larger detached properties — some from the 1930s, others post-war, a few genuinely grand Edwardian houses near Canons Park. Window specifications here tend toward the larger end: bigger frames, more glass area, sometimes feature windows or glazed extensions that need careful coordination with the standard windows on the rest of the property.

Canons Park has its own conservation area with some notable 18th-century buildings. If your property is within it, check with Harrow Council before ordering.

Harrow-Specific Mistakes

+

Georgian sash on a Rayners Lane semi. Rayners Lane is 1930s Metroland — casement windows, not sash. Fitting Georgian-style sash windows on a 1930s semi is like wearing a top hat with trainers. Match the era.

Skipping Listed Building Consent on the Hill. If your property near Harrow School is listed, you need separate consent for window replacement. Standard planning permission doesn’t cover it. Apply through Harrow Council.

Assuming all Pinner is conservation area. Pinner’s conservation area covers the historic High Street and immediate surroundings — not the entire area. Many 1930s streets fall outside it. Check your specific address on harrow.gov.uk.

Ordering the same spec for front and rear. On a typical Harrow semi, the front elevation faces the street and needs to match the neighbourhood character. The rear is private. Some homeowners specify a higher-grade finish on the front (heritage colour, through-bar glazing) and a more practical specification on the rear (standard white, simpler profile). This saves money without compromising street appearance.

Frequently Asked Questions

+

What window type suits Pinner 1930s semis?

Flush casement windows — they match the original Crittall metal casement proportions that define Metroland housing. Not sash windows. From £449+VAT.

Does Harrow on the Hill require Listed Building Consent for windows?

If your property is listed (Grade I, II*, or II), yes — you need Listed Building Consent for any external alteration including window replacement. This is separate from planning permission.

How much do timber windows cost for a Harrow property?

A typical Pinner/Rayners Lane semi with 10-14 casement windows: £4,500-£8,000+VAT. Harrow on the Hill period property with 8-12 sash: £5,500-£10,000+VAT.

Is Pinner conservation area the same as all of Pinner?

No — the conservation area covers the historic High Street and immediate surroundings. Most 1930s residential streets fall outside it. Check harrow.gov.uk for your specific address.

Can I have different window specs on front and rear elevations?

Absolutely — and many Harrow homeowners do. Higher-grade finish and detailing on the street-facing front, more practical specification on the private rear. This saves money without compromising kerb appeal.
