The short answer

How Much Do Timber Windows Cost?

Our timber windows start from £449+VAT for a sash on weights, a sash on hidden springs or a flush single casement in engineered pine. Georgian patterns start from £649–£799+VAT. Meranti hardwood typically adds 20–30% to the equivalent pine window, and solid European oak costs about 2.5 times as much.

Every price is supply only and made to your measurements: double glazing, factory finishing and a 5-year warranty are included as standard. Installation is arranged by you or your builder, and VAT is added at 20%.

Sash windows

Timber Sash Window Prices

Our timber sash windows start from £449+VAT, whether you choose traditional cords and weights or concealed hidden springs — the mechanism doesn’t change the starting price. Georgian sashes, with their glazing bar patterns, start from £649+VAT on weights and £699+VAT on springs.

Two things move a sash price most. Solid through-bars, usually required for listed buildings and conservation areas, add £100–200 per window over duplex or applied bars. And the timber: the same sash in meranti costs roughly 20–30% more, and in solid oak about 2.5 times the pine price. Our guide to Georgian windows explains the bar options.

Casement windows

Wooden Casement Window Prices

Our flush casement windows start from £449+VAT for a single casement, £599+VAT for a double and £799+VAT for a Georgian triple. The opening sash closes flush with the frame, giving a clean face line that suits cottages, extensions and modern homes alike, and casements are mechanically simpler and easier to clean than sashes.

By timber

Prices by Timber: Pine, Meranti and Oak

The timber is the biggest single factor in price after the window’s size. Here’s how our three timbers compare, using a £449 pine window as the baseline.

TimberRelative costA £449 pine window in this timberExpected life*Best for
Engineered pineBaseline£44925–35 yearsPainted windows, best value
Dark Red meranti+20–30%≈£540–58535–45 yearsStained finishes, exposed elevations
Solid European oak≈2.5×≈£1,120Around 50 yearsNatural timber on show, heritage work

*With proper maintenance in UK conditions. Figures in the third column are indicative, calculated from the relative costs; your quote will be itemised for your exact sizes.

Under paint, pine looks identical to hardwood, which is why most of our customers choose it for painted windows. Meranti and oak earn their premium under stain or oil, on exposed sites, and where a conservation officer specifies hardwood.

Cost drivers

What Affects the Price of Wooden Windows?

Size and configuration. Bigger windows use more timber and glass, and every extra opening sash, mullion or glazing bar adds joinery time. A single large pane is cheaper to make than the same opening divided into a Georgian grid.

Timber. Engineered pine is the baseline; meranti adds roughly 20–30% and solid oak about 2.5×, reflecting material cost and slower machining.

Glazing. Double glazing with low-E glass, argon fill and warm-edge spacers is included as standard. Acoustic glass for noisy locations adds about £100–150 per window, and triple glazing typically adds 25–35% per window and is about 50% heavier. Our guide to energy-efficient timber windows explains when upgrades are worth paying for, and double glazed wooden windows covers what goes inside the unit.

Glazing bars. Applied and duplex bars cost least; solid through-bars add £100–200 per window because each pane needs its own sealed unit.

Timber vs uPVC

Timber vs uPVC Windows: Purchase Price and Lifetime Cost

uPVC windows, including wood-effect uPVC, usually cost less to buy than timber. Wood-effect uPVC is standard uPVC with a printed foil laminate, so it costs more than white uPVC but performs the same — and the foil can’t be sanded and refinished when it wears.

Timber’s case is lifetime value. Engineered pine lasts 25–35 years, meranti 35–45 and solid oak around 50 with proper maintenance, and a timber frame can be refinished and repaired rather than replaced. Thermally, a timber frame matches or beats uPVC with the same glazing. If you plan to stay in the property for decades, the gap in purchase price narrows considerably over the window’s life.

VAT, delivery & fitting

VAT, Delivery and Installation

VAT. Our prices are shown excluding VAT, which is added at the standard 20%. Replacement windows for an existing home are standard-rated. New-build dwellings are treated differently: a VAT-registered builder can usually zero-rate windows they supply and fit in a new home, and self-builders may be able to reclaim VAT through HMRC’s DIY housebuilders scheme. Approved alterations to listed buildings have been standard-rated since 2012. Check your own situation with HMRC or your accountant.

Delivery. We deliver nationwide, from central London to the Scottish Highlands, with windows packed to arrive ready for fitting. Delivery runs £80–120 for typical residential orders within 50 miles of our manufacturing base, and £200–350 for the Scottish Highlands and other remote areas, depending on access.

Installation. We supply only, so fitting is arranged by you or your builder — get quotes from local installers alongside ours. We can provide specifications and profile drawings your fitter, Building Control or a conservation officer may need; see our guide to listed building windows for consent requirements.

Timber Windows Prices — Frequently Asked Questions

How much do timber windows cost?

–

+

Our timber windows start from £449+VAT for a sash on weights, a sash on hidden springs or a flush single casement in engineered pine, double glazed and factory finished. Georgian patterns start from £649–£799+VAT. Meranti adds roughly 20–30% and solid oak costs about 2.5 times the pine price.

How much does a timber sash window cost?

–

+

Our timber sash windows start from £449+VAT on either cords and weights or hidden springs. Georgian sashes start from £649+VAT on weights and £699+VAT on springs. Solid glazing bars add £100–200 per window, and hardwood adds 20–30% for meranti or about 2.5 times for solid oak.

Why are wooden windows more expensive than uPVC?

–

+

Timber windows are machined and jointed from real wood, treated and factory finished, while uPVC is extruded from plastic. That costs more upfront, but a timber window lasts 25–50 years depending on species, can be refinished and repaired rather than replaced, and matches or beats uPVC thermally.

Do your prices include VAT and installation?

–

+

No. Prices are shown excluding VAT, which is added at 20%, and we supply only — installation is arranged by you or your builder. Double glazing, factory finishing and the 5-year warranty are included. Delivery is £80–120 within 50 miles of our manufacturing base and £200–350 for remote areas.

How can I keep the cost of wooden windows down?

–

+

Choose engineered pine for painted windows — it looks the same as hardwood under paint. Keep to double glazing unless you need triple, use duplex or applied bars where solid bars aren’t required, and save hardwood for the most exposed elevations. Simpler patterns with fewer glazing bars also cost less to make.
