Planning in Kingston
Do You Need Planning Permission for New Windows in Kingston?
Most houses don’t, if the new windows look like the old ones. Kingston has 26 conservation areas, though, including Kingston Old Town, Riverside North and South, Surbiton Town Centre and Old Malden, so check yours first.
The Royal Borough lists all 26 conservation areas, each with its own page of appraisals and management plans. Those are where any Article 4 direction for your street will be set out.
A conservation area on its own doesn’t take away a house’s permitted development rights for windows; an Article 4 direction does, and flats have no such rights. The government’s Article 4 direction dataset maps directions by council, though it warns the data isn’t complete.
| Your home | What you usually need | Where to check |
|---|---|---|
| House, not listed, no Article 4 | No planning permission if the new windows look similar | Planning Portal guide for houses |
| Flat or maisonette | Planning permission | Your local council |
| House under an Article 4 direction | Planning permission | Article 4 map, then your council |
| Listed building | Listed building consent | National Heritage List for England |
If the house is listed, any change to the windows needs listed building consent. Check the address on Historic England’s National Heritage List for England. Applying is free, the council has 8 weeks to decide, and replacing windows without consent is a criminal offence. We supply profile drawings and material specifications for the application, and our page on replacing windows in listed buildings covers the rest.
Get the approval first, then order to the approved drawings. Ordering first and applying later is how people end up with windows the council won’t accept. Building regulations still apply to a full replacement; our standard double glazed windows have a whole-window U-value of 1.4 W/m²K, which meets Part L for replacement windows in England.
Delivery
Delivery to Kingston: Lead Time, Cost and Fitting
Each order is made in about 20 working days from order confirmation and deposit, then delivered to your Kingston address. Delivery is charged separately and shown on your quote.
We deliver across the borough: Kingston, Surbiton, New Malden, Coombe, Norbiton, Tolworth, Chessington and the streets in between. Larger orders may qualify for free delivery.
We don’t install. The windows arrive factory-finished and double glazed, and your own joiner or builder fits them. Your fitter will want the sizes right first time, so read how to measure wooden windows for replacement before you send them over.
Payment is simple: a 50% deposit books production and the other 50% is due on delivery, by bank transfer. Next door? See our pages for timber windows in Richmond and timber windows in Surrey.
Sash windows
Sash Windows in Kingston: Weights or Springs?
Both start at £449+VAT and both are double glazed as standard. Weights are the traditional choice for a period house; springs sit hidden in the frame instead of weights in a box.
Our timber sash windows on weights are balanced individually: each sash is weighed after glazing and the weights matched to it. Sash windows on hidden springs start at the same price, and the Georgian versions from £649+VAT on weights and £699+VAT on springs.
For casements, our timber flush casement windows start at £449+VAT for a single and £599+VAT for a double. Our guide to Victorian sash windows covers the period details.
Timber and prices
Which Timber Suits a Kingston Home, and What Does It Cost?
Engineered pine starts at £449+VAT per window and lasts 25–35 years when maintained. Meranti costs about 20–30% more and lasts 35–45 years. Solid European oak costs £799–1,299+VAT and lasts around 50 years.
| Timber | Construction | Service life (maintained) | Price | Best for |
|---|---|---|---|---|
| Scandinavian pine | 3-layer engineered | 25–35 years | From £449+VAT | Painted windows on sheltered walls |
| Dark Red meranti | 3-layer engineered hardwood | 35–45 years | About 20–30% more than pine | Exposed walls |
| European oak | Solid | Around 50 years | £799–1,299+VAT | Grain on show, clear or stained |
Engineered pine is the sensible choice for painted windows. Near the river, meranti, our hardwood option, is worth the extra on exposed elevations.
If you want the grain on show, solid oak windows are the choice; painting oak means paying for grain nobody sees. Meranti and oak are compared on our hardwood windows page, and every upgrade price is under timber window prices.

How much do timber sash windows cost in Kingston?
–
+
Our sash windows start at £449+VAT on weights or hidden springs, made to your sizes and double glazed as standard. Georgian sashes start at £649+VAT on weights and £699+VAT on springs. Meranti costs about 20–30% more than pine, and solid oak runs £799–1,299+VAT per window.
Do I need planning permission for new windows in Kingston?
–
+
Usually not for a house, if the new windows look like the old ones. Kingston has 26 conservation areas, and an Article 4 direction would change that, so check your area’s page on the council website. Flats and listed buildings need consent anywhere.
Do you install timber windows in Kingston?
–
+
No. We are supply only: we make the windows to your sizes, factory-finish and double glaze them, and deliver them to your Kingston address. Your own joiner or builder fits them. If you haven’t got a fitter yet, line one up before you order so they can check the openings and the sizes.
How much does delivery to Kingston cost?
–
+
Delivery is charged separately and shown on your quote, so you see the full cost before you pay the deposit. Larger orders may qualify for free delivery. Windows are made in about 20 working days from order confirmation and deposit, and the balance is paid on delivery by bank transfer.
Should I choose sash windows on weights or on springs in Kingston?
–
+
Both start at £449+VAT and both are double glazed as standard. Weights are the traditional choice and what a conservation officer is most likely to expect on a period house. Springs sit hidden in the frame. If your area is under an Article 4 direction or the house is listed, check what the council wants before you order.
