Timber Windows in Surrey
–
+
Surrey covers an enormous area — from the London border at Kingston down to Hampshire at Farnham, and from Berkshire at Egham across to Kent near Oxted. A Victorian villa in Guildford has completely different window requirements from a 1920s Arts and Crafts house in Godalming or a 1960s executive home in Cobham. This page breaks the county down by area so you can find guidance relevant to YOUR property.
We supply made-to-measure timber windows across Surrey. Engineered pine, meranti, or our guide to oak windows. Factory-finished, delivered. Supply-only.
Note: Kingston upon Thames and Richmond upon Thames are London boroughs with their own councils — see our Kingston and Richmond pages.

Guildford and Surrounds
Guildford’s historic core has a tight conservation area around the High Street and Castle Grounds. Victorian and Edwardian residential properties dominate the suburbs — Onslow Village, Stoke Park, the streets off Epsom Road. Sash windows are the standard for the period stock. Guildford Borough Council manages planning.
Reigate, Redhill and the Greensand Ridge
Reigate has one of Surrey’s finest town centres — Georgian and Victorian, with deep sandstone reveals (130-150mm in some properties). Reigate & Banstead Borough Council handles planning. Bell Street and the streets around Priory Park are conservation-protected.
Farnham and the Western Villages
Some of Surrey’s best Georgian architecture: Castle Street and West Street in Farnham. Georgian sash windows with six-over-six or eight-over-eight bars. Surrounding villages — Tilford, Frensham, the Bourne — tend toward older casement cottages. Waverley Borough Council.
Esher, Cobham and the Stockbroker Belt
Premium detached properties, often individually designed. Mock Tudor, Arts and Crafts, Art Deco. Window requirements are diverse — some original Crittall windows, some non-standard sizes. Elmbridge Borough Council. Genuinely custom manufacturing is needed here — off-the-shelf doesn’t work.
Woking, Camberley and the Modern Corridor
Post-1960s developments dominate. Flush casement windows in timber — the priority is thermal performance and clean aesthetics, not period replication. Surrey Heath Borough Council (Camberley). Woking Borough Council.
What All Surrey Properties Have in Common
–
+
Thermal performance. Our standard double-glazed-glazed units achieve U-values of approximately 1.4 W/m²K. Part L requires 1.6 maximum. Triple glazing drops to ~1.0 for exposed North Downs positions.
Timber stability. Surrey’s seasonal humidity range — damp winters, drier summers — causes solid timber to swell and shrink 2-3mm. Our engineered sections constrain this to under 1mm. Your windows operate the same in August and January.
Paint system. Three-coat microporous factory finish. Allows moisture vapour to escape. Repainting interval: 8-10 years.

Surrey Hills AONB covers a significant portion of the county. Properties within the AONB face additional visual impact scrutiny. Timber is the safest material choice.
Mistakes for Surrey Properties
–
+
Painting oak — waste of premium. For painted finishes: pine. For visible natural timber: oak. Don’t pay oak prices then hide the wood under paint.
Piecemeal ordering without checking colour batch. On a detached property with 15+ windows, order everything together. Different paint batches — even the same RAL code — can show slight variation in direct sunlight.
Ignoring the AONB overlay. The Surrey Hills AONB adds planning scrutiny beyond standard conservation rules. Visual impact from public viewpoints matters. Heritage colours are safer than bright white.
Tilt-and-turn on period properties. Functionally good, visually wrong. The hinges and opening pattern are obviously modern. For easy-cleaning sash windows, choose spring-balanced (both sashes tilt inward).

Frequently Asked Questions
–
+
Which council manages planning for my Surrey property?
Surrey has 7 district/borough councils, each managing their own planning. See our conservation area table above for the correct council and website for your area. Note: Kingston and Richmond are separate London boroughs.
Are timber windows required in the Surrey Hills AONB?
Not automatically, but the AONB designation adds visual impact scrutiny to planning decisions. Timber is the safest choice and heritage colours are preferred over bright white.
How much do timber windows cost for a Surrey property?
From £449+VAT per window. A typical detached property with 10-15 windows: £6,000-£12,000+VAT depending on style, size, and timber choice.
Is oak or pine better for Surrey properties?
For painted finishes: engineered pine — stable, cost-effective, takes paint well. For visible natural wood (particularly on Surrey Hills properties): oak — premium, weathers to silver-grey. Don’t paint oak.
Do you cover Kingston and Richmond on this page?
No — Kingston and Richmond are London boroughs with their own councils. See our dedicated Kingston upon Thames and Richmond upon Thames pages for borough-specific guidance.
