Timber Windows in Guildford

+

Guildford’s High Street is one of the steepest in England — and the buildings lining it include some of Surrey’s most significant period architecture. From the Tudor-fronted Angel Hotel to the Georgian townhouses climbing toward the castle, this is a town where window specifications are measured in millimetres, not rough estimates.

But Guildford isn’t just the High Street. Onslow Village (one of the earliest garden suburbs, built 1920s) has its own distinct character. The residential streets around Stoke Park are predominantly Edwardian. And the new developments around the station and along the A3 corridor need contemporary casement windows that bear no resemblance to what the conservation area demands.

Our windows are built to your exact spec — pine, meranti, or oak. Three-coat microporous finish applied under factory conditions. We deliver across Guildford and the surrounding area. Your joiner handles installation. For the wider county, see our Surrey county page.

The High Street and Castle Conservation Area

+

Guildford Borough Council manages a tight conservation area covering the High Street, Castle grounds, and the streets immediately surrounding them. Properties here range from medieval timber-framed buildings to Georgian brick townhouses to Victorian shopfronts — sometimes all on the same block.

Window requirements vary by era and by building. A Georgian townhouse on the upper High Street needs six-over-six sash windows with slim bars. A Tudor-influenced building might need leaded lights. A Victorian commercial property might have large plate-glass shopfront windows on the ground floor and sash windows above. Each is a different specification, a different quote, a different manufacturing run.

The conservation team at Guildford Borough Council is knowledgeable and specific. They’ll tell you exactly what they expect — material, profile, colour, glazing pattern. Get this information BEFORE ordering. We can manufacture to whatever specification they require, but we can’t guess what they’ll approve.

Onslow Village — Garden Suburb Windows

+

Onslow Village was built in the 1920s as a planned community — one of the earliest garden suburbs outside London. The architecture is distinctive: Arts and Crafts influenced, with tile-hung upper floors, rendered walls, and casement windows with small panes and leaded lights.

These aren’t standard casement windows. The original Onslow Village windows typically have two or three small panes per casement, sometimes with coloured glass corner pieces. Replacement windows should replicate these patterns — which means genuinely made-to-measure, not adapted from a standard catalogue.

The village has conservation area protection. Guildford Council expects replacement windows to respect the Arts and Crafts character — which means timber casements with appropriate glazing patterns, not modern flush casements and not sash windows (which were never part of the original design).

Stoke Park, The Mount, and Residential Guildford

+

The residential streets between the town centre and the University of Surrey — around Stoke Park, The Mount, Epsom Road — are predominantly Edwardian. Large houses with generous bay windows, tall sash windows on the principal floors, and smaller casements in bathrooms and kitchens.

These are straightforward sash window replacements for the most part — two-over-two or one-over-one patterns, standard double glazing. The main thing to get right is the proportions: Edwardian windows are slightly wider and squatter than Victorian ones because ceiling heights dropped after 1901. If your property has both sash and casement windows (common on Edwardian houses), order both at the same time to ensure the paint colour matches exactly across the batch.

Guildford-Specific Mistakes

+

Sash windows on an Onslow Village property. Onslow Village was designed with casement windows — Arts and Crafts movement, not Georgian. Fitting sash windows changes the character entirely and won’t be approved in the conservation area.

Standard casements on the High Street. The conservation area demands period-accurate windows. A generic casement from a catalogue won’t satisfy the planning team. Get the specification in writing first.

Ignoring the Surrey Hills AONB boundary. Parts of Guildford’s southern fringe fall within the Surrey Hills AONB. This adds landscape impact considerations to planning decisions — bright white windows on a visible hillside property may be questioned. Heritage colours are safer.

Forgetting the University area developments. If you’re in one of the newer builds near the University of Surrey, the window requirements are completely different from the conservation area. Contemporary casements with clean profiles — not period reproductions.

Frequently Asked Questions

+

Does Guildford’s conservation area require timber windows?

In the High Street and Castle conservation area, yes — timber matching the originals is expected. Guildford Borough Council’s conservation team is specific about profiles, colours, and glazing patterns. Get requirements in writing before ordering.

What windows suit Onslow Village properties?

Timber casement windows with Arts and Crafts-style glazing patterns — typically two or three small panes per casement. Not sash windows, and not modern flush casements. The conservation area protects the original 1920s character.

How much do timber windows cost for a Guildford property?

High Street Georgian with 8-12 sash windows: £5,500-£10,000+VAT. Stoke Park Edwardian with 10-14 windows: £6,000-£11,000+VAT. Onslow Village casements: £4,000-£8,000+VAT.

Does the Surrey Hills AONB affect window specifications?

Properties within the AONB face additional landscape impact scrutiny. Timber is the safest material choice. Heritage colours are preferred over bright white on visible elevations.
