Planning in East Sussex
Do You Need Permission to Replace Windows in East Sussex?
For most houses, no, if the new windows look like the old ones. Brighton and Hove is different in places: its heritage Article 4 directions can require planning permission for replacement windows and doors. Areas with directions include Round Hill, West Hill, Queen’s Park, Patcham, Rottingdean and Ovingdean.
Window applications go to your local council: Brighton and Hove City Council, or Eastbourne, Hastings, Lewes, Rother or Wealden. Inside the South Downs National Park, the National Park Authority is the planning authority. The Planning Portal’s local planning authority finder tells you which covers your postcode.
Brighton and Hove lists its directions on its Article 4 directions page. Hastings Borough Council’s guide to replacing windows sets out the general rule: most houses can replace windows with ones of similar appearance, flats can’t, and it’s the owner’s job to check the property’s planning history first. That matches the national permitted development rules for windows.
| Your home | What you usually need | Where to check |
|---|---|---|
| House, not listed, no Article 4 | No planning permission if the new windows look similar | Planning Portal guide for houses |
| Flat or maisonette | Planning permission | Your local council |
| House under an Article 4 direction | Planning permission | Article 4 map, then your council |
| Listed building | Listed building consent | National Heritage List for England |
If the house is listed, any change to the windows needs listed building consent. Check the address on Historic England’s National Heritage List for England. Applying is free, the council has 8 weeks to decide, and replacing windows without consent is a criminal offence. We supply profile drawings and material specifications for the application, and our page on replacing windows in listed buildings covers the rest.
Get the approval first, then order to the approved drawings. Ordering first and applying later is how people end up with windows the council won’t accept. Building regulations still apply to a full replacement; our standard double glazed windows have a whole-window U-value of 1.4 W/m²K, which meets Part L for replacement windows in England.

Delivery to East Sussex: Lead Time, Cost and Fitting
Each order is made in about 20 working days from order confirmation and deposit, then delivered to your East Sussex address. Delivery is charged separately and shown on your quote.
We deliver across the county: Brighton, Hove, Eastbourne, Hastings, Lewes, Crowborough, Uckfield, Rye, Battle and the villages in between. Larger orders may qualify for free delivery.
We don’t install. The windows arrive factory-finished and double glazed, and your own joiner or builder fits them. Your fitter will want the sizes right first time, so read how to measure wooden windows for replacement before you send them over.

East Sussex project
Timber Windows We’ve Made in East Sussex
A recent East Sussex job: cream timber casement windows in curved bays for a semi-detached house in Brighton.
Cream rather than white shows the point of a factory finish: we paint in any RAL or Farrow & Ball colour, so matching neighbours or a council’s preferred shade is straightforward. In a Brighton Article 4 area, agree the colour and pattern with the council before you order.
Our timber flush casement windows start at £449+VAT for a single and £599+VAT for a double. More finished jobs are in our project gallery.
Timber and prices
Which Timber Suits an East Sussex Home, and What Does It Cost?
Engineered pine starts at £449+VAT per window and lasts 25–35 years when maintained. Meranti costs about 20–30% more and lasts 35–45 years. Solid European oak costs £799–1,299+VAT and lasts around 50 years.
| Timber | Construction | Service life (maintained) | Price | Best for |
|---|---|---|---|---|
| Scandinavian pine | 3-layer engineered | 25–35 years | From £449+VAT | Painted windows on sheltered walls |
| Dark Red meranti | 3-layer engineered hardwood | 35–45 years | About 20–30% more than pine | Exposed walls |
| European oak | Solid | Around 50 years | £799–1,299+VAT | Grain on show, clear or stained |
On the seafront in Brighton, Hove, Eastbourne or Hastings, choose meranti, our hardwood option, for sea-facing walls; our page on weather-resistant timber windows covers the finish. Inland, engineered pine is usually enough for painted windows.
For a period sash, our timber sash windows on weights are balanced individually: each sash is weighed after glazing and the weights matched to it. If you want the grain on show, solid oak windows cost £799–1,299+VAT. Meranti and oak are compared on our hardwood windows page, and every upgrade price is under timber window prices.

Timber Windows in East Sussex: FAQ
Do I need planning permission for new windows in Brighton?
–
+
In some areas, it can. Brighton and Hove’s heritage Article 4 directions, in places such as Round Hill, West Hill, Queen’s Park, Patcham, Rottingdean and Ovingdean, can require planning permission for replacement windows. Flats and listed buildings need consent anywhere. Check the council’s Article 4 page before you order.
Do you install timber windows in East Sussex?
–
+
No. We are supply only: we make the windows to your sizes, factory-finish and double glaze them, and deliver them to your East Sussex address. Your own joiner or builder fits them. If you haven’t got a fitter yet, line one up before you order so they can check the openings and the sizes.
How much does delivery to East Sussex cost?
–
+
Delivery is charged separately and shown on your quote, so you see the full cost before you pay the deposit. Larger orders may qualify for free delivery. Windows are made in about 20 working days from order confirmation and deposit, and the balance is paid on delivery by bank transfer.
Which timber is best for a seafront home in East Sussex?
–
+
For sea-facing walls in Brighton, Hove, Eastbourne or Hastings, engineered meranti is the safer choice. It lasts 35–45 years when maintained and costs about 20–30% more than pine. Pine is fine for painted windows on sheltered walls inland. Whichever you choose, keep the paint in good order.
Do you have a showroom in East Sussex?
–
+
No. We don’t have showrooms: we sell direct by phone, email and our quote form. Send your sizes and photos and we’ll send a detailed quote within 48 hours, with the delivery charge shown. Finished jobs, including a house in Brighton, are in our project gallery.
