Planning in Brent

Do You Need Planning Permission for New Windows in Brent?

In many conservation areas, yes. In 2020 Brent Council moved to bring window removal under Article 4 control in 17 residential conservation areas, including Queen’s Park, Mapesbury, Kilburn, Brondesbury and Roe Green Village.

The list is in the council’s 2020 Cabinet report on Article 4 directions, which also covers Barn Hill, Kensal Green, Neasden Village, Sudbury Court and Wembley High Street. Check the current status for your street with the council before you order.

Outside an Article 4 area, a house keeps its permitted development rights for windows; flats don’t have them. The government’s Article 4 direction dataset maps directions by council, though it warns the data isn’t complete.

If the house is listed, any change to the windows needs listed building consent. Check the address on Historic England’s National Heritage List for England. Applying is free, the council has 8 weeks to decide, and replacing windows without consent is a criminal offence. We supply profile drawings and material specifications for the application, and our page on replacing windows in listed buildings covers the rest.

Get the approval first, then order to the approved drawings. Ordering first and applying later is how people end up with windows the council won’t accept. Building regulations still apply to a full replacement; our standard double glazed windows have a whole-window U-value of 1.4 W/m²K, which meets Part L for replacement windows in England.

Delivery

Delivery to Brent: Lead Time, Cost and Fitting

Each order is made in about 20 working days from order confirmation and deposit, then delivered to your Brent address. Delivery is charged separately and shown on your quote.

We deliver across the borough: Queen’s Park, Kilburn, Willesden, Wembley, Kingsbury, Harlesden, Neasden, Sudbury and the streets in between. Larger orders may qualify for free delivery.

We don’t install. The windows arrive factory-finished and double glazed, and your own joiner or builder fits them. Your fitter will want the sizes right first time, so read how to measure wooden windows for replacement before you send them over.

Payment is simple: a 50% deposit books production and the other 50% is due on delivery, by bank transfer. Next door? See our pages for timber windows in Harrow and timber windows in Ealing.

Sash windows

Sash Windows in Brent: Weights or Springs?

Both start at £449+VAT and both are double glazed as standard. In Queen’s Park or Mapesbury, where the council has moved to control window changes, weights are the safer choice if the originals had them.

Our timber sash windows on weights are balanced individually: each sash is weighed after glazing and the weights matched to it. Sash windows on hidden springs start at the same price; the Georgian versions start at £649+VAT on weights and £699+VAT on springs.

Our guide to Victorian sash windows covers horns, bars and proportions, which is what a conservation officer will look at.

Timber and prices

Which Timber Suits a Brent Home, and What Does It Cost?

Engineered pine starts at £449+VAT per window and lasts 25–35 years when maintained. Meranti costs about 20–30% more and lasts 35–45 years. Solid European oak costs £799–1,299+VAT and lasts around 50 years.

European oakSolidAround 50 years£799–1,299+VATGrain on show, clear or stained

Engineered pine is the sensible choice for painted windows. Meranti, our hardwood option, is worth the extra on exposed elevations, and solid oak windows are for those who want the grain on show.

On a busy road such as the North Circular, acoustic laminated glass adds £100–150 per window. Flush casement windows start at £449+VAT for a single. Meranti and oak are compared on our hardwood windows page, and every upgrade price is under timber window prices.

Timber Windows in Brent: FAQ

Do I need planning permission for new windows in Queen’s Park or Mapesbury?

–

+

Very likely. In 2020 Brent Council moved to bring window removal under Article 4 control in 17 residential conservation areas, including Queen’s Park and Mapesbury. Check the current position for your street with the council before you order. Flats and listed buildings need consent anywhere.

Do you install timber windows in Brent?

–

+

No. We are supply only: we make the windows to your sizes, factory-finish and double glaze them, and deliver them to your Brent address. Your own joiner or builder fits them. If you haven’t got a fitter yet, line one up before you order so they can check the openings and the sizes.

How much does delivery to Brent cost?

–

+

Delivery is charged separately and shown on your quote, so you see the full cost before you pay the deposit. Larger orders may qualify for free delivery. Windows are made in about 20 working days from order confirmation and deposit, and the balance is paid on delivery by bank transfer.

Should I choose sash windows on weights or on springs in Brent?

–

+

Both start at £449+VAT and both are double glazed as standard. Weights are the traditional choice and what a conservation officer is most likely to expect on a period house. Springs sit hidden in the frame. If your area is under an Article 4 direction or the house is listed, check what the council wants before you order.

Do you have a showroom in Brent?
