Planning in Guildford
Do You Need Planning Permission for New Windows in Guildford?
Not usually, unless your home is listed, is a flat, or sits in a conservation area with an Article 4 direction. There, Guildford Borough Council needs a planning application to change or replace windows that face a road, path or open space.
The council publishes character appraisals for its conservation areas, including the Town Centre, Charlotteville and Warren Road, Onslow Village, St Catherine’s, Shere and Ripley. To check whether an Article 4 direction covers your address, use the council’s My Maps tool with the Land Charges Register layer.
Planning in Surrey is changing. On 1 April 2027, Guildford becomes part of the new West Surrey Council, according to the Surrey reorganisation FAQ; until then, Guildford Borough Council runs planning as before. A like-for-like replacement on a house keeps its permitted development rights for windows unless an Article 4 direction removes them.
| Your home | What you usually need | Where to check |
|---|---|---|
| House, not listed, no Article 4 | No planning permission if the new windows look similar | Planning Portal guide for houses |
| Flat or maisonette | Planning permission | Your local council |
| House under an Article 4 direction | Planning permission | Article 4 map, then your council |
| Listed building | Listed building consent | National Heritage List for England |
If the house is listed, any change to the windows needs listed building consent. Check the address on Historic England’s National Heritage List for England. Applying is free, the council has 8 weeks to decide, and replacing windows without consent is a criminal offence. We supply profile drawings and material specifications for the application, and our page on replacing windows in listed buildings covers the rest.
Get the approval first, then order to the approved drawings. Ordering first and applying later is how people end up with windows the council won’t accept. Building regulations still apply to a full replacement; our standard double glazed windows have a whole-window U-value of 1.4 W/m²K, which meets Part L for replacement windows in England.
Delivery
Delivery to Guildford: Lead Time, Cost and Fitting
Each order is made in about 20 working days from order confirmation and deposit, then delivered to your Guildford address. Delivery is charged separately and shown on your quote.
We deliver across the borough: the town centre, Merrow, Burpham, Onslow Village, Stoughton, Shalford, Shere, Ripley and the villages in between. For Reigate, Epsom, Woking and the rest of the county, see our page on timber windows in Surrey.
We don’t install. The windows arrive factory-finished and double glazed, and your own joiner or builder fits them. Your fitter will want the sizes right first time, so read how to measure wooden windows for replacement before you send them over.
Payment is simple: a 50% deposit books production and the other 50% is due on delivery, by bank transfer. Larger orders may qualify for free delivery.
Sash windows
Sash Windows in Guildford: Weights or Springs?
Both start at £449+VAT, made to your sizes and double glazed as standard. Weights are the traditional choice for a period house; springs sit hidden in the frame and suit owners who want the look without the weight box.
Our timber sash windows on weights are balanced individually: each sash is weighed after glazing and the weights matched to it. That is why they slide smoothly and stay where you leave them. Sash windows on hidden springs start at the same £449+VAT; the Georgian versions start at £649+VAT on weights and £699+VAT on springs.
In a conservation area under an Article 4 direction, ask the council which it wants before you order. On a listed house, expect the council to want traditional weights, and the Georgian sash window guide explains why the details matter.
Timber and prices
Which Timber Suits a Guildford Home, and What Does It Cost?
Engineered pine starts at £449+VAT per window and lasts 25–35 years when maintained. Meranti costs about 20–30% more and lasts 35–45 years. Solid European oak costs £799–1,299+VAT and lasts around 50 years.
| Timber | Construction | Service life (maintained) | Price | Best for |
|---|---|---|---|---|
| Scandinavian pine | 3-layer engineered | 25–35 years | From £449+VAT | Painted windows on sheltered walls |
| Dark Red meranti | 3-layer engineered hardwood | 35–45 years | About 20–30% more than pine | Exposed walls |
| European oak | Solid | Around 50 years | £799–1,299+VAT | Grain on show, clear or stained |
Engineered pine is the sensible choice for painted windows. Meranti is worth the extra on exposed elevations, and solid oak windows are the choice if you want the grain on show.
If you’re replacing casements rather than sashes, our timber flush casement windows start at £449+VAT for a single and £599+VAT for a double. Meranti and oak are compared on our hardwood windows page, and every upgrade price is under timber window prices.

Timber Windows in Guildford: FAQ
Do I need planning permission for new windows in Guildford?
–
+
Only in some cases. Listed buildings need listed building consent, flats need planning permission, and in conservation areas with an Article 4 direction you need permission to replace windows facing a road, path or open space. Use the council’s My Maps tool to check your address before you order.
Who will handle planning in Guildford after April 2027?
–
+
From 1 April 2027, Guildford becomes part of the new West Surrey Council, which takes over planning. Until then, Guildford Borough Council handles applications as before. If your application spans the change, check with the council which body will decide it.
Do you install timber windows in Guildford?
–
+
No. We are supply only: we make the windows to your sizes, factory-finish and double glaze them, and deliver them to your Guildford address. Your own joiner or builder fits them. If you haven’t got a fitter yet, line one up before you order so they can check the openings and the sizes.
How much does delivery to Guildford cost?
–
+
Delivery is charged separately and shown on your quote, so you see the full cost before you pay the deposit. Larger orders may qualify for free delivery. Windows are made in about 20 working days from order confirmation and deposit, and the balance is paid on delivery by bank transfer.
Should I choose sash windows on weights or on springs in Guildford?
–
+
Both start at £449+VAT and both are double glazed as standard. Weights are the traditional choice and what a conservation officer is most likely to expect on a period house. Springs sit hidden in the frame. If your area is under an Article 4 direction or the house is listed, check what the council wants before you order.
