Brighton’s Regency terraces (roughly 1800-1840) are distinctive. Tall, slender facades with large sash windows, often four or five storeys, finished in cream or white stucco. The windows are integral to the architectural effect — floor-to-ceiling proportions on the principal floors, with slim glazing bars creating the multi-pane patterns that define the Regency look.
Regency window characteristics: six-over-six sash patterns (most common). Glazing bars at 15-18mm face width — similar to Georgian range, because Regency IS late Georgian. Very tall: window openings of 1800-2200mm on piano nobile floors. Slim meeting rails. Horns on the upper sash.
Brighton & Hove City Council manages the conservation areas — Kemp Town, Brunswick, the Valley Gardens, and the wider seafront. They expect timber windows that match the originals precisely. And because these properties are on the coast, the finish system matters as much as the profile. Salt-air exposure on south-facing seafront elevations is severe. Microporous paint, not stain. Stainless steel or brass hardware.
Colour note: Brighton Regency properties are traditionally cream or off-white — not pure white. The local convention is warmer tones (similar to Cotswold stone advice). Check with Brighton & Hove’s conservation team for acceptable shades.

Lewes makes even RBKC look relaxed about planning. The town has an extraordinarily active conservation community, a famously detailed conservation area appraisal, and a history of successful enforcement actions against inappropriate window replacements.
If your property is in Lewes conservation area — which covers most of the town centre and extends into the surrounding streets — expect detailed scrutiny of your window specification. Lewes District Council (now East Sussex County for some functions) will check material, profile, glazing pattern, bar width, and colour. Get it right and you’ll have beautiful windows in one of England’s most attractive towns. Get it wrong and you’ll be replacing them again.
South Downs Coast and Villages

Hastings Old Town has a tight conservation area with strict controls — medieval and Tudor timber-framed buildings alongside Georgian and Victorian. Mixed window types: casement for the medieval stock, sash for the Georgian/Victorian.
Eastbourne has Victorian and Edwardian seafront properties similar in character to Brighton (though slightly later in period). The Meads conservation area is the most protected zone.
South Downs villages — Alfriston, Ditchling, Glynde, Firle — are rural conservation areas where timber is the default. Many have listed buildings requiring single-glazed period-accurate windows.

Modern proportions on a Regency Brighton property. Regency windows are TALL — 1800-2200mm on principal floors. Fitting standard-height replacements fundamentally changes the facade proportions. Measure the full height including any concealed sections behind internal shutters.
Wrong colour for Brighton seafront. Pure white (RAL 9010/9016) on Regency stucco can look harsh. Brighton’s convention is warmer: off-white, cream. Check with Brighton & Hove’s conservation team.
Standard spec for Beachy Head exposure. Properties on the cliffs near Eastbourne or exposed Downs positions face extreme weather. Triple glazing and stainless steel hardware are worth the premium here.
Underestimating Lewes’s conservation strictness. If you’ve dealt with other conservation areas and found them flexible, Lewes may surprise you. Allow extra time for the planning process and get everything in writing before ordering.
