What Are Timber Sash Windows?

A sash window features two movable panels (sashes) that slide vertically past each other. This iconic British design dates back to the 17th century and remains one of the most elegant window styles available. Timber sash windows are the traditional choice for period properties, Georgian townhouses, and Victorian terraces.

Our wooden sash windows are crafted from engineered timber, providing superior stability compared to solid wood. The sashes can be operated by traditional cords and weights (concealed in the box frame) or by modern spiral spring balances for slimmer profiles.

Sliding sash windows offer excellent ventilation control – open the top sash to release warm air, the bottom for fresh air intake, or both for maximum airflow. Combined with modern draught-proofing and double glazing, they deliver the perfect balance of heritage aesthetics and 21st-century comfort.

Wooden Sash Windows: Features & Benefits

Timber Options: Pine, Meranti & Oak

All our timber sash windows are manufactured from engineered timber – layers of wood bonded together for maximum stability and minimal movement. Choose from three wood species:

  • Engineered Pine – Cost-effective and perfect for painted finishes. Our most popular choice for white or coloured sash windows.
  • Meranti – Tropical hardwood with tight, consistent grain. Superior durability and ideal for stained or natural finishes.
  • Oak – Premium hardwood with distinctive character. The ultimate choice for high-end restorations and heritage properties.

Engineered timber outperforms solid wood – it won't warp, twist or stick with humidity changes, ensuring your wooden sash windows slide smoothly for decades.

Sash on Weights vs Sash on Springs

Choosing between weights and springs depends on your property and priorities:

Sash on Weights (Traditional):

  • Authentic period mechanism – cast iron or lead weights on cotton cords
  • Requires box frame (deeper reveal) to house the weights
  • Smooth, consistent operation – weights provide natural counterbalance
  • Preferred for listed buildings and conservation areas

Sash on Springs (Modern):

  • Spiral spring balance mechanism – concealed in the frame
  • Slimmer profile – no box frame required
  • Easier installation, especially in shallow reveals
  • Ideal for new builds or modern extensions

Both options deliver the same classic sliding sash window appearance. If authenticity is paramount, choose weights. If practicality and cost matter more, springs are an excellent alternative.

Double & Triple Glazing for Sash Windows

Our timber sash windows are available with modern glazing options while maintaining authentic slim sightlines:

  • Double glazing (14-24mm units) – Low-E glass with argon fill for excellent thermal performance
  • Triple glazing – Maximum insulation for exposed locations or Passivhaus standards
  • Acoustic glass – Reduces external noise by up to 40dB – ideal for busy roads
  • Single glazing – Available for listed building requirements or period authenticity

All double-glazed sash windows achieve U-values of 1.4 W/m²K or better, meeting Building Regulations Part L. Combined with effective draught-proofing, modern wooden sash windows are as thermally efficient as any contemporary window.

Security Features & Hardware

Every wooden sash window we supply includes robust security features as standard:

  • Sash locks – Fitch fasteners or Brighton fasteners secure the meeting rail
  • Sash stops – Limit opening for child safety and security
  • Key-lockable catches – Additional security for ground floor windows
  • Toughened glass option – Meets BS EN 12600 safety standards

Traditional hardware finishes include polished brass, antique brass, satin chrome, and black – allowing you to match your home's period style.

Colours, Finishes & Customisation

Our bespoke sash windows can be finished to your exact specification:

  • Painted finishes – Any RAL colour, factory-applied microporous paint
  • Stained finishes – Enhance natural wood grain (meranti & oak)
  • Dual colour – Different colours inside and outside (e.g., white interior, heritage green exterior)
  • Primed only – Ready for on-site painting to match existing joinery

Additional options include glazing bars (astragal or putty-line), horns (traditional or lamb's tongue), trickle vents, and arched heads for period accuracy.

Why Choose Timber Sash Windows Over uPVC?

Timber sash windows offer advantages that plastic simply cannot replicate:

  • Authenticity – uPVC cannot match the slim profiles and crisp detailing of real timber
  • Longevity – Properly maintained wooden windows last 60+ years vs 20-25 for uPVC
  • Repairability – Timber can be sanded, spliced and repainted; plastic cannot
  • Planning approval – Often required for listed buildings and conservation areas
  • Sustainability – Wood is renewable and carbon-negative; uPVC is petroleum-based
  • Property value – Timber sash windows add significant value to period properties

While the initial cost is higher, wooden sash windows represent better long-term value – especially for period properties where authenticity matters.
